1) A realistic and comprehensive budget that is based on detailed plans and specifications.

2) The schedule, which develops a critical path (i.e. order of events) and includes a timeframe for each individual phase of the project, resulting in a time table that meets a reasonable expectation for completion.

Some determinations and prerequisites before completing schedules:

  1. Develop plans, submit and acquire permits (if required).
  2. Determine the lead time for ordering and acquiring material.
  3. Know sub-contractors' lead times and timeframes for their work.
  4. Account for inspection notice, inspections, and corrections.
  5. Build in allowances for unforeseen delays (weather, etc).

Remember to include yourself for all phases that you may be doing yourself as if you were a subcontractor.  Include the time needed for off-site administration and on-site owner meetings.

3) Financial Management

  • Proper financing that mirrors your budget and schedule
  • Have a cushion for the unforeseen
  • Keep detailed bookkeeping to track your expenses against your budget.
